Prepare Documents

Gather required documentation including site plan, building plans, and property survey if applicable.

Health Department Verification: The Health Department must verify that the proposed project will not interfere with any existing wastewater treatment system, or that the project has sufficient space to support installation of an adequate treatment system.

Submit & Pay Fee

Submit your application with documents and payment. Fee: $2.00 per $1,000 of construction cost (min $150, max $500)

Application Review

The Zoning Officer reviews your application for compliance with zoning regulations, setbacks, and height limits.

Receive Permit & Contact County

Once your zoning permit is issued, contact Shelby County for a building permit before beginning construction.

Display your permits at the job site and begin construction according to approved plans.

Inspections & Completion

Schedule required inspections during and after construction. Final approval needed before occupancy.

Project Complete!

Two dollars per thousand dollars of construction ($2/$1000) with a $150 minimum and $500 maximum.

Required Documentation

Plans drawn to scale must accompany this application showing:

  • Dimensions and shape of the lot
  • Size and location of existing buildings and septic system
  • Locations and dimensions of proposed buildings or alterations
  • Any natural or topographic peculiarities of the lot in question

Additional Required Items:

  • List of Adjacent Property Owners: Provide names and mailing addresses of all owners of property within 500 feet of the property for which the variance is sought
  • Written Statements: Provide written statements which address the standards set forth in Section 1111 of Chapter 11 (Appeals and Variances) of the Clinton Township Zoning Regulations

Justification of Variance

Important:

In order for a variance to be granted, the applicant must prove to the Board of Zoning Appeals that all of the following items are true. Please provide detailed comments for each item.

a

Special conditions exist peculiar to the land or building in question

b

A literal interpretation of the ordinance (resolution) would deprive the applicant of rights enjoyed by other property owners

c

The special conditions do not result from previous actions of the applicant

d

The requested variance is the minimum variance that will allow a reasonable use of the land or building
